Congratulations, Award Winners! BOMA-Atlanta is proud to announce the 2008-2009 The Office Building of the Year (TOBY), Earth and association award winners! The most prestigious and comprehensive program of its kind in the commercial real estate industry, the TOBY award program recognizes building quality and management excellence. The Earth award recognizes excellence in environmentally sound office building management. Seven buildings received TOBY awards and one building received the Earth award on February 11 at the annual BOMA-Atlanta TOBY and Association Awards Banquet at the Georgia Aquarium.

Leadership Academy Applications Due Feb. 25. Don't miss out on the chance to be part of the second BOMA-Atlanta Leadership Academy! The Leadership Academy is a certificate program designed for all property and facility managers, and for building engineers who have management responsibilities. BOMA-Atlanta membership is required to participate. The five-part series of full-day courses will taught by University of Georgia MBA professors to provide in-depth training in leadership and self-awareness development; time and stress management; negotiation skills; and creating a motivating work environment. A class of up to 20 will be selected for the 2009 Leadership Academy. To apply, download and complete a PDF application or a Word application and fax it to 404-475-9987. Earth Hour 2009. On Saturday, March 28, 2009, individuals, businesses and local government officials in Atlanta will join millions of people around the world in turning off all non-essential lights from 8 to 9 p.m. local time in a bold statement in support for action on climate change. The goal of the event is to raise awareness of climate change and demonstrate how by doing one small thing---like turning off the lights---we can all make a positive impact in fighting climate change. Dozens of major landmark buildings in Atlanta will go dark in honor of the event. You can help by asking the building facilities you work with to darken their building lights and/or neon lights for one hour for Earth Hour. 2008 Salary Survey. Thirty property management companies that are members of BOMA-Atlanta have provided information to form the basis for our bi-annual salary survey. The survey provides a useful way to benchmark salary and benefits within the commercial real estate industry, and it can be a useful tool during this year’s budgeting process. Survey participants receive a free copy. This year, for the first time, we will be offering a package deal. You can save money by ordering both the 2008 survey and the 2006 survey. Public Comments Period Extended for Green Building Ordinance. The City of Atlanta is considering enacting a green building ordinance, and BOMA-Atlanta's lobbyists, Government Affairs chair and other BOMA-Atlanta advocates are working with other organizations to ensure that the ordinance promotes fair sustainable development. To read the latest draft of the ordinance, click here. The deadline for public comments has been extended to February 27, and a presentation of this draft will be provided on February 17 at 5 p.m. at Southface's Home Depot Training Room. House Considering Tax Assessments. On February 12, the Georgia House of Representatives considered two measures related to property assessments. HR1 is a constitutional amendment that would serve to limit increases in assessments for all properties at three percent per year. Because it is a constitutional amendment, it requires a two-thirds House vote. The measure failed, but will be reconsidered on February 17. The effect of reconsideration is that HR1 would be returned to the House Rules Committee and eligible for consideration in the future. Last week, the House discussed HB 233, a two-year moratorium on any increase in the assessment of all property types. Under HB 233, values may decrease, but not increase. Because it is a general law rather than a constitutional amendment, it only requires a simple majority. This measure will also be reconsidered on February 17. Participate in the Mountain Outing. Each year, BOMA-Atlanta’s Community Service Committee organizes a mountain outing trip for Hillside kids. Committee members engage with the children in outdoor activities and teambuilding exercises. This year’s Mountain Outing event will be May 16. Help with the HomeAid Construction Project. New for 2009! BOMA-Atlanta will partner with Home Aid to organize a construction project to benefit a local nonprofit in need. During the one-day project, BOMA members will assist Tapestry Youth Ministries with several construction-related needs with their duplex. Tapestry Youth Ministries is a nonprofit organization established to provide for young girls living in either unsafe or unstable environments. The project, organized by the Community Service Committee, will leverage the unique talents and skills of the membership to serve the community. The Home Aid construction project will be on April 24. Design, Operation and Maintenance, Part I. (March 4) This course provides information property and facility managers need to manage the ongoing operation and maintenance of building systems and to maximize building efficiency and cost-effectiveness. It also provides information on building design and construction, project delivery, construction materials and HVAC systems. Other areas covered in the course include roofing systems, ceilings and floorings, interior walls and plumbing systems.

2009 BOMA-Atlanta Leadership Academy. (March 16) The BOMA-Atlanta Leadership Academy is a certificate program designed for all property and facility managers, and for building engineers who have management responsibilities. BOMA-Atlanta membership is required to participate in the Academy. The five-part series of full-day courses will taught by University of Georgia MBA professors. On March 16, the topic will be leadership development/developing self-awareness. On April 3, the topic will be time and stress management. On April 16 and May 8, the topic will be negotiation skills. Building Engineering 101TM. (March 18) Created specifically for building engineers and property and facility managers who want to gain a better understanding of engineering, the BOMA-Atlanta Building Engineering 101TM program is a six-day course taught over six weeks. The program combines classroom-style learning, interaction with industry professionals and behind-the-scenes tours of metro-Atlanta buildings. Classes will be held in different Atlanta buildings. Learn from real-life scenarios and gain an understanding of relevant building systems in a course specifically designed to teach beginning building engineers how to be successful in their field. A continental breakfast will be served on each class date. Lunch will be served on April 22. Those who complete all six classes will earn a BOMA-Atlanta Building Engineering 101TM certificate. The Georgia Real Estate Commission has approved this course for 18 CEU hrs.

Energy Efficient Buildings Seminar. (March 19) Presented by Realcomm, the Energy  Efficient Buildings: Green Technology that Works seminar brings together industry experts to discuss the latest technologies for reducing energy consumption and carbon emissions in buildings. With the fluctuating price of oil and increasing utility costs, building owners and operators need to incorporate intelligent building initiatives such as automated building systems, daylight harvesting, wireless sensors and controls, renewable sources of energy and energy management software in order to remain competitive and profitable. Speakers will present new, innovative solutions and case studies for green sustainable buildings as well as methods for establishing ROI on the new solutions. This seminar is a must-attend for owners, developers, property managers, facility managers, engineers and system integrators. A continental breakfast will be served from 7:30 to 8:00 a.m., followed by the seminar from 8 a.m. until noon. This seminar has been approved for four hours of CEUs from the Georgia Real Estate Commission.

Budgeting and Accounting. (March 25) In this course, you will have the opportunity to apply concepts to properties and facilities. You will follow the accounting process and creation of a budget from start to finish, learning such valuable skills as how to interpret financial statements, annual reports and statements of cash flows. And you will learn practical skills such as how to compile lease abstracts and prepare rent rolls. The course also includes exercises pertaining to computing productivity ratios, depreciation, ending cash balances, preparing income and expense budgets, and explaining budget variances.

Commercial HVAC Course--Third Semester. (April 2) Designed for building engineers, the Commercial HVAC course provides an opportunity to enhance service skills through hands-on training. The course will enable beginning engineers and those with experience to become more proficient in the work environment. Course topics will include commercial refrigeration systems, energy management, DDC controls, pneumatic calibration, cooling tower maintenance, air handlers, pumps, boilers, water and air balancing and other topics. A certificate of completion will be issued to show attendance and completion of the required material. This is the third class in a five-semester program. You are not required to take the semesters in sequence. The classes may be taken in conjunction with SMA classes or any other seminars; however, the HVAC course does not provide credit towards a BOMI designation.

BOMA PM 101. (April 17) Explore the world of property management through Property Management 101, a five-day course taught over five weeks. This dynamic course combines classroom-style learning, interaction with industry professionals, and behind-the-scenes tours of metro-Atlanta buildings. It is designed for assistant property and facility managers and others who are interested in expanding their knowledge of the industry. The Georgia Real Estate Commission has approved this course for 24 hours of Continuing Education Units.

February BOMA Bash. (February 19) The Feb. BOMA Bash is sponsored by Full Circle Restoration and Construction Services Inc. and Leapley Construction. The BOMA Bash is an informal social and networking opportunity for property managers, facility managers and building engineers, hosted by a select group of allied member sponsors. There is no charge to attend the event, although advance registration is required. Attendance is limited to the first 80 individuals who register. March BOMA Luncheon. BOMA luncheons are enjoyable and educational. They are also a valuable networking and professional development experience. The March 11 luncheon is sponsored by Full Circle Restoration and Construction Services Inc. and will be held in the Grand Ballroom West on the second floor of the Atlanta Hilton. The speaker will be Mr. Bill Linginfelter, Region’s Bank area executive for North Georgia/Atlanta and member of the Executive Board of the Metro Atlanta Chamber of Commerce.  Mr. Linginfelter will discuss the state of the economy and its effect on commercial lending and banking in the Atlanta market. New member orientation will be held from 10:30 a.m. to 11:30 a.m. in the Walton Meeting room on the second floor of the Atlanta Hilton. Members may attend the luncheon at no charge by registering on or before the Friday before the luncheon. Membership is determined by an individual name, not company affiliation. Members who do not register by the cut-off date must pay a $25.00 late fee to attend the event.
