Participate in the Great Paper Giveaway. For over 30 years, the Atlanta Business Chronicle has covered the news, leads and trends that continue to help local businesses grow. The Chronicle is promoting its 30th Anniversary on Friday, September 5, with the Great Paper Giveaway. BOMA Energy Efficiency Program: Building an Energy Performance Awareness Program Webinar. (August 7) This essential course presents the key components of an energy awareness program for tenants, owners, brokers and asset managers. The training focuses on how to create an effective awareness program, communicate accomplishments and benefits to key stakeholders, and provides samples and templates for attendees to easily customize. Upon successfully completing this seminar, attendees will be able to create an energy awareness program and maximize communication efforts; create compelling case studies and success stories; and educate owners, tenants, brokers, leasing and sales staff about the benefits of improved energy performance. Air Handling, Water Treatment and Plumbing. (August 20) Learn about climate control for human comfort, the components of HVAC systems and the basics of water treatment and plumbing systems. Through this course, you will gain the skills and knowledge to perform common water tests, maintain air-conditioning systems, maintain water services and inspect portable fire extinguishers.

Operating and Managing Mixed-Use Properties Webinar. (August 20) Mixed-use properties are literally popping up on every urban corner and becoming hubs for “living, working and playing," but these specialized assets require special management and operational strategies. BOMA International has created this Webinar to teach participants to learn how to: identify and respond to differing mixed-use property tenant needs and requirements; understand differences between office, retail and other types of leases common in mixed-use developments; manage contract services; and recognize special licensing requirements associated with these assets and their tenants . 

BOMA Property Management (PM) 201. (August 22) PM 201 is the next step for individuals who have completed BOMA PM 101 or who have more experience in the property management field. This five-day course is taught over five consecutive weeks and combines classroom-style learning with building tours and is sponsored by ABM Security, AlliedBarton Security Services, The Best Consultant Inc., Peachtree Pest Control and Walden Security. Day 1, 8/22, will cover accounting and reporting. Day 2, 8/29, will cover leasing and marketing. Day 3, 9/5, will cover risk management. Day 4, 9/12, will cover emergency planning. Foundations of Human Resource Management Seminar. (August 29) Make the most of your management style with the BOMA-Atlanta Human Resources Management seminars. This three-hour seminar provides three hours of Continuing Education Units and will include classroom instruction, a question and answer session, and interactive exercises. The seminar will provide an overview of management and supervision techniques, including what the successful supervisor needs to know, be or have; the company's mission, vision, values, products and work processes; the department and how it relates to other departments; company policies; how to listen and respond effectively; and the behavioral characteristics/attributes of successful supervisors. Participants who complete all five HR seminars will earn a Human Resources Management Certificate from BOMA-Atlanta.

How to Manage an Aging Building Webinar. (September 10) Much of the existing United States building stock is fast approaching old age. This BOMA International Webinar will explore the “age spots” and “creaky joints” of mature buildings and offer practical tips for how to plan for capital expenditures, identify cost-saving opportunities to preserve asset integrity and implement programs to enhance the value of these “old but good” assets.

Managing Employee Performance and Development Seminar. (September 16) Make the most of your management style with the BOMA-Atlanta Human Resources Management seminars. This three-hour seminar provides three hours of Continuing Education Units and will include classroom instruction, a question and answer session, and interactive exercises. This seminar will discuss the role of the first-line supervisor, including representing the management of the company; building a team capable of consistently delivering expected results; consistently achieving output, quality and cost expectations; fairly and consistently administering company policies and procedures; and effectively handling employee complaints. Participants who complete all five HR seminars will earn a Human Resources Management Certificate from BOMA-Atlanta. 

Real Estate Investment and Finance. (September 17) Through this course, you will learn to take charge of real estate investments in order to maximize the value of property. You will develop knowledge about basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation and life-cycle costing. You will learn to evaluate real estate investments and develop budgets that estimate net operating income. You will study the income capitalization approach and cover property taxation costs and strategies to offset these costs. You will also gain skills to conduct a discounted cash flow analysis and calculate net present value and the internal rate of return. Course exercises require the basic use of the HP-10Bii financial calculator, which you must have for this course. It can be purchased for $30-$40 at any office supply store (Staples, Office Max, etc).

Fundamentals of Real Property Administration. (September 24) To fulfill the role of property manager in today's marketplace, you must be knowledgeable in many areas. You are expected to manage buildings; communicate with employees, managers and tenants; protect the interests of the owner; market property; negotiate leases; and protect the environment. By providing an overview of the property management profession, this course helps you understand, and integrate, the many duties and responsibilities of a property manager.

Building Engineering 101TM. (September 24) Get the solid foundation you need through Building Engineering 101TM, a six-day course taught over six weeks that is sponsored by The Best Consultant Inc., Critical Systems LLC, Engineered Restorations Inc., McKenney's Inc., Peachtree Pest Control and SERVPRO of Decatur. The course was specifically developed for beginning commercial real estate engineers and combines classroom-style learning, interaction with industry professionals, and behind-the-scenes tours of metro-Atlanta buildings. All 2008 Building EngineeringTM sponsorships are now sold out, and the class is full. Commercial HVAC--First Semester. (October 2) Designed for building engineers, the Commercial HVAC course provides an opportunity to enhance service skills through hands-on training. The course will enable beginning engineers and those with experience to become more proficient in the work environment. Course topics will include commercial refrigeration systems, energy management, DDC controls, pneumatic calibration, cooling tower maintenance, air handlers, pumps, boilers, water and air balancing and other topics. This course is the first in a series. A certificate of completion will be issued to show attendance and completion of the required material. The first semester course will be held Thursdays, October 2-December 11 (except Thanksgiving week).

Technologies for Facilities Management. (October 8) When used properly, technology can significantly enhance the performance of your facilities. This course will help you better understand the impact of technology on both workers and the workplace. You will gain the knowledge to evaluate your current technological services and systems, as well as to determine the appropriate technologies your portfolio requires. You will learn about hardware, software, telecommunications systems, computer-aided facility management, security systems, and much more.

Administration. (October 15). In this course, you will develop a variety of skills related to managing people and time. This course focuses on leadership skills, oral communication techniques, motivational and team-building strategies, and training programs. Through the course, you will develop skills needed by managers in a maintenance environment, including the ability to plan, organize, schedule, delegate, budget, monitor, inspect and document. 

BOMA Property Management (PM) 101. (October 17) Explore the world of property management through Property Management (PM) 101, a five-day course taught over five weeks. This dynamic course combines classroom-style learning, interaction with industry professionals and behind-the-scenes tours of metro-Atlanta buildings, and is sponsored by ABM Security, AlliedBarton Security Services, Cabe & Cato, ThyssenKrupp and Walden Security. It is designed for assistant property and facility managers and others who are interested in expanding their knowledge of the industry. The Georgia Real Estate Commission has approved this course for 24 hours of Continuing Education Units.

Doing Business in BOMA. (October 21) The Doing Business in BOMA Seminar was specially developed for BOMA-Atlanta allied members. The free seminar features a panel of property managers discussing how allied members can most effectively do business within BOMA-Atlanta. The property managers will share their insights about the importance of building relationships; the processes they follow in reviewing RFPs, new contract bids and contract renewals; how they select their vendors; and more. Through this seminar, allied members will gain a greater understanding of how to make the most of their BOMA-Atlanta membership and learn the best ways to do business with other BOMA-Atlanta members.

Environmental Health and Safety Issues. (October 22) This course will provide you with an overview of the environmental health and safety considerations in building operations. You will learn to develop and manage proactive environmental/occupational health and safety programs, comply with regulatory standards and guidelines governing facility health and safety issues, and assess when to obtain technical assistance.

Strategic Performance Management. (October 28) Make the most of your management style with the BOMA-Atlanta Human Resources Management seminars. This three-hour seminar provides three hours of Continuing Education Units and will include classroom instruction, a question and answer session, and interactive exercises. In this seminar, you will learn about behavioral science, how to treat people fairy and with consistency, how to perform evaluations and give feedback, how to use the tools required for effective people management, and when and how to administer disciplinary action. Participants who complete all five HR seminars will earn a Human Resources Management Certificate from BOMA-Atlanta. 

UPCOMING EVENTS

August BOMA Luncheon. (August 13) BOMA luncheons are enjoyable and educational. They are also a valuable networking and professional development experience. The August BOMA Luncheon is sponsored by Mid America Metals and will be held at the Cobb Energy Performing Arts Centre. The luncheon's featured speaker will be Robert Stanley, author and one of the first attorneys in the nation to become a LEED Accredited Professional by the U.S. Green Buildings Council. He will discuss survival tactics for property managers who are weathering tough economic times and ways to “green” your building even when budgets are limited. Members may attend a BOMA-Atlanta luncheon at no charge by registering on or before the cut-off date, which is the Friday before the luncheon. Only one building tour is now available. See the Cobb Energy Performing Arts Centre like you've never seen it during the 1:15-2:15 p.m. tour highlighting the building systems that keep this Cobb County jewel running so smoothly. Only two spots on this tour remain. The tour is $20 per person for members and $30 per person for non-members. There is a $5 late fee for registrations after August 8.  

Tour of Atlanta. (August 28) Join us for the second annual Tour of Atlanta, held August 28 from 12:30 to 4:30 p.m. Learn more about the diversity of commercial real estate by touring three unique Atlanta buildings: The Art Institute of Atlanta, managed by Winthrop Management LP; the 2007-08 TOBY award-winning RMP at Northside Tower, managed by Richmond Honan; and the 2004-05 TOBY award-winning Three Ravinia Drive, managed by Colonial Properties Trust. In one afternoon, you'll learn what makes each building so distinct. Each building tour will last one hour and will highlight features specific to the overall operation of the building. In addition, property managers will discuss their conservation and recycling efforts and how those efforts have impacted the success of their building operations. Commercial Real Estate Inspirational Breakfast. (September 10). Mark your calendars now for the second annual Commercial Real Estate Inspirational Breakfast from 8-10 a.m. on September 10 at the Marriott Marquis. Featured speaker Judith Service Montier, vice president of Community Engagement at United Way Atlanta, will discuss how you can achieve personal satisfaction and enrichment through volunteerism, philanthropy and creating a culture of giving back. Purchase a table of 10 seats and invite your colleagues and clients to join you. Last year’s event sold out and seating is limited, so register early. The breakfast is $45 for BOMA-Atlanta members and $55 for non-members. There is a $5 late fee for registrations after Wednesday, September 3.

September BOMA Bash. Sponsored by Georgia Trane, Parker Young Construction & FireStar and The Best Consultant, the September BOMA Bash will be held at Chequer's Seafood Grill. The BOMA Bash is an informal social and networking opportunity for property managers, facility managers and building engineers, hosted by a select group of allied member sponsors. There is no charge to attend the event, although advance registration is required. Attendance is limited to the first 80 individuals who register.

BOMA-Atlanta Sports Outing. The annual BOMA-Atlanta Sports Outing presented by Choate Interior Construction attracts a large crowd of building owners, property managers, building engineers and allied members. The October 3 event will be held at beautiful Chateau Elan and will include two golf tournaments, a tennis tournament, dinner and an awards ceremony. Only 1 golf foursome is currently available for the recreational course, and only 7 golf foursomes are currently available for the competitive course. Some sponsorships remain, but are going fast.
