Atlanta City Council Approves Rate Increase. During 2008, BOMA-Atlanta has alerted you to a number of important issues, including the water and sewer rate increase proposed by the Atlanta City Council. You contacted Council members in opposition to the rate increase--but they didn't listen. The Atlanta City Council has voted to raise city water and sewer rates each of the next four years. Water and sewer bills will be increased 27.5 percent during the next fiscal year starting July 1, with an increase of 12.5 percent in 2010 and 2011, and an increase of 12 percent in 2021. These increases are in addition to the city's $4 billion water and sewer programs. Unsure who your City Council representative is? Attend the CoreNet Education Forum. BOMA International Recognizes BOMA-Atlanta. BOMA-Atlanta continues to be recognized by BOMA International. During last week's BOMA International conference in Denver, BOMA-Atlanta received an Honorable Mention award in the Electronic Communications Best Practices contest. BOMA-Atlanta Executive Director Gabriel Eckert has also been named to the BOMA International Careers in Real Estate Task Force.  

BOMA-Atlanta Launches Course with Homeland Security. The Department of Homeland Security, in coordination with BOMA-Atlanta and the Georgia Office of Homeland Security, is offering a new critical infrastructure protection workshop in July. The two-day Protective Measures course for executive and operational level personnel in the private sector is designed to provide you with the knowledge to identify vulnerabilities in and select appropriate protective measures for your facility. The course combines lecture, discussion groups and practical exercises and will be held from 8 a.m. to 5 p.m. on July 8-9 and July 10-11. Attendance is limited to 35 students per class. New Human Resources Management Certificate. Make the most of your management style with the new HR Management Program, which is open to all members. This innovative program is a series of five seminars that provide insight into today’s most important HR issues, from the legal aspects of employment to behavioral science and budgets. Each three-hour seminar provides three hours of Continuing Education Units and will be held from 1 p.m. to 4 p.m. at the BOMA-Atlanta office. 2008 BOMA Sports Outing. The annual BOMA Sports Outing presented by Choate Interior Construction attracts a large crowd of building owners, property managers, building engineers and allied members. BOMA Energy Efficiency Program: Valuing Energy Enhancement Projects and Financial Returns Webinar. Budgeting and Accounting. (July 16) In this course, you will have the opportunity to apply concepts within the real property and facilities context. You will follow the accounting process and creation of a budget from start to finish, learning such valuable skills as how to interpret financial statements, annual reports and statements of cash flows. And you will learn practical skills such as how to compile lease abstracts and prepare rent rolls. The course also includes exercises pertaining to computing productivity ratios, depreciation, ending cash balances, preparing income and expense budgets, and explaining budget variances.

BOMA Energy Efficiency Program: Building an Energy Performance Awareness Program Webinar. (August 7) This essential course presents the key components of an energy awareness program for tenants, owners, brokers and asset managers. The training focuses on how to create an effective awareness program, communicate accomplishments and benefits to key stakeholders, and provides samples and templates for attendees to easily customize. Air Handling, Water Treatment and Plumbing. (August 20) Learn about climate control for human comfort, the components of HVAC systems and the basics of water treatment and plumbing systems. Through this course, you will gain the skills and knowledge to perform common water tests, maintain air-conditioning systems, maintain water services and inspect portable fire extinguishers.

Operating and Managing Mixed-Use Properties Webinar. (August 20) Mixed-use properties are literally popping up on every urban corner and becoming hubs for “living, working and playing," but these specialized assets require special management and operational strategies. BOMA International has created this Webinar to teach participants to learn how to: identify and respond to differing mixed-use property tenant needs and requirements; understand differences between office, retail and other types of leases common in mixed-use developments; manage contract services; and recognize special licensing requirements associated with these assets and their tenants . 

BOMA Property Management (PM) 201. (August 22) PM 201 is the next step for individuals who have completed BOMA PM 101 or who have more experience in the property management field. Foundations of Human Resource Management Seminar. (August 29) Make the most of your management style with the BOMA-Atlanta Human Resources Management seminars. This three-hour seminar provides three hours of Continuing Education Units and will include classroom instruction, a question and answer session, and interactive exercises. The seminar will provide an overview of management and supervision techniques, including what the successful supervisor needs to know, be or have; the company's mission, vision, values, products and work processes; the department and how it relates to other departments; company policies; how to listen and respond effectively; and the behavioral characteristics/attributes of successful supervisors. Participants who complete all five HR seminars will earn a Human Resources Management Certificate from BOMA-Atlanta.

How to Manage an Aging Building Webinar. (September 10) Much of the existing United States building stock is fast approaching old age. This BOMA International Webinar will explore the “age spots” and “creaky joints” of mature buildings and offer practical tips for how to plan for capital expenditures, identify cost-saving opportunities to preserve asset integrity and implement programs to enhance the value of these “old but good” assets.

Managing Employee Performance and Development Seminar. (September 16) Make the most of your management style with the BOMA-Atlanta Human Resources Management seminars. This three-hour seminar provides three hours of Continuing Education Units and will include classroom instruction, a question and answer session, and interactive exercises. This seminar will discuss the role of the first-line supervisor, including representing the management of the company; building a team capable of consistently delivering expected results; consistently achieving output, quality and cost expectations; fairly and consistently administering company policies and procedures; and effectively handling employee complaints. Participants who complete all five HR seminars will earn a Human Resources Management Certificate from BOMA-Atlanta. 

Real Estate Investment and Finance. (September 17) Through this course, you will learn to take charge of real estate investments in order to maximize the value of property. You will develop knowledge about basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation and life-cycle costing. You will learn to evaluate real estate investments and develop budgets that estimate net operating income. You will study the income capitalization approach and cover property taxation costs and strategies to offset these costs. You will also gain skills to conduct a discounted cash flow analysis and calculate net present value and the internal rate of return. Course exercises require the basic use of the HP-10Bii financial calculator, which you must have for this course. It can be purchased for $30-$40 at any office supply store (Staples, Office Max, etc).

Fundamentals of Real Property Administration. (September 24) To fulfill the role of property manager in today's marketplace, you must be knowledgeable in many areas. You are expected to manage buildings; communicate with employees, managers and tenants; protect the interests of the owner; market property; negotiate leases; and protect the environment. By providing an overview of the property management profession, this course helps you understand, and integrate, the many duties and responsibilities of a property manager.

Repair, Rebuild, Renew: an Afternoon at the Equitable Building. (July 11) Join us from 12 noon to 3:30 p.m. as Judi Sponsel, property manager of 100 Peachtree (formerly the Equitable Building), discusses how she and her vendors worked together in the aftermath of the 2008 Atlanta tornado. The half-day event will feature a tour of the building, a light lunch on-site and informative presentations from the companies that helped repair, rebuild and renew one of the most remarkable buildings in the Atlanta skyline. August BOMA Luncheon. (August 13) BOMA luncheons are enjoyable and educational. They are also a valuable networking and professional development experience. The August BOMA Luncheon is sponsored by Mid America Metals and will be held at the Cobb Energy Performing Arts Centre. The featured speaker will be Robert Stanley, author and one of the first attorneys in the nation to become a LEED Accredited Professional by the U.S. Green Buildings Council. He will discuss survival tactics for property managers who are weathering tough economic times and ways to “green” your building even when budgets are limited. Members may attend a BOMA-Atlanta luncheon at no charge by registering on or before the cut-off date, which is the Friday before the luncheon.

Tour of Atlanta. (August 28) Join us for the second annual Tour of Atlanta, held August 28 from 12:30 to 4:30 p.m. Learn more about the diversity of commercial real estate by touring three unique Atlanta buildings: The Art Institute of Atlanta, managed by Winthrop Management LP; the 2007-08 TOBY award-winning RMP at Northside Tower, managed by Richmond Honan; and the 2004-05 TOBY award-winning Three Ravinia Drive, managed by Colonial Properties Trust. In one afternoon, you'll learn what makes each building so distinct. Each building tour will last one hour and will highlight features specific to the overall operation of the building. In addition, property managers will discuss their conservation and recycling efforts and how those efforts have impacted the success of their building operations. Seating is limited.
