Celebrating Success. From the sold-out BTO breakfast and BOMA luncheon to the trade show and silent auction, BOMA-Atlanta's May 21 events were a huge success! A special thanks goes out to all the sponsors, Trade Show Committee Chair Alan Burton and Co-chair Heather Davis, and all the volunteers! Introducing the Human Resources Management Certificate Program. Make the most of your management style with the new HR Management Program. This innovative program is a series of five seminars that provide insight into today’s most important HR issues, from the legal aspects of employment to behavioral science and budgets. Each three-hour seminar provides three hours of Continuing Education Units and will be held from 1 p.m. to 4 p.m. at the BOMA-Atlanta office. Each seminar will include classroom instruction, a question and answer session, and interactive exercises. Participants who complete all five courses will earn a Human Resources Management Certificate from BOMA-Atlanta. The HR program is open to all members! Register today for this unique program!

Mark your calendars for the 2008 BOMA Sports Outing! The annual BOMA Sports Outing attracts a large crowd of building owners, property managers, building engineers and allied members. The October 3 event will be held at beautiful Chateau Elan and will include two golf tournaments, a tennis tournament, dinner and an awards ceremony. Throughout the day, participants have an opportunity to network with others in the commercial real estate industry. Last year's sports outing sold out! BOMA and IFMA's Common Floor Measurement Definitions. BOMA International and the International Facility Management Association (IFMA) have published A Unified Approach to Measuring Office Space, a report outlining common definitions for floor area measurements, as well as major revisions to IFMA and BOMA’s respective area measurement standards. These common definitions will be incorporated into the standards supported by each organization with the primary goal to clarify building measurement and industry comparisons based on floor area measurements. Free Sustainable Toolkit. The Partnership for a Sustainable Georgia provides free assistance to help Georgia businesses and organizations reduce their impact on the environment. One of the newest tools is the Sustainable Office Toolkit, which helps building owners and managers identify their impact on the environment and find ways to reduce negative impacts, often leading to decreased costs. The statewide phone service is available 24/7 and provides traffic conditions, route-specific information and details on road or lane closures due to construction, incidents or weather. Ethics Is Good Business ShortCourse. (June 4) This course helps you understand the effect that ethical behavior can have on your professional performance and your property's bottom line. Through presentations of real-life scenarios and case studies, you will identify and resolve ethical dilemmas that can occur on the job.

Law and Risk Management. (June 11) In today's complex business environment, it is becoming increasingly important for property managers to know how to address legal and risk management issues. This course will provide you with a foundation in the basic principles of law and risk management. In addition to covering leasing, the course covers important issues concerning torts, contracts, employer/employee relations, property rights and environmental law. The course describes the risk management process, covering assessment of loss exposures and handling daily risks that property managers encounter. You will learn about the insurance market, different types of insurance policies and the claims adjustment process. The course also covers equipment breakdown insurance, which is an area of growing concern for real estate managers.

BOMA Energy Efficiency Program: Valuing Energy Enhancement Projects and Financial Returns Webinar. (July 10) In this critical Webinar, you will examine the use of financial metrics and tools to calculate and sell enhancement projects to owners, asset managers and tenants by highlighting the positive financial and environmental impacts of improved energy performance. Learn how to put energy efficiency in the context of what's important to financial decision-makers. Upon successfully completing this seminar, you'll be able to: build compelling arguments to sell the financial benefits to senior decision-makers; calculate the financial benefits of improvements such as NPV, IRR, ROI, payback, NOI and asset value; calculate the environmental benefits of improvements; and describe how energy performance improvements benefit tenants, improve comfort and extend equipment life cycles. Budgeting and Accounting. (July 16) In this course, you will have the opportunity to apply concepts within the real property and facilities context. You will follow the accounting process and creation of a budget from start to finish, learning such valuable skills as how to interpret financial statements, annual reports and statements of cash flows. And you will learn practical skills such as how to compile lease abstracts and prepare rent rolls. The course also includes exercises pertaining to computing productivity ratios, depreciation, ending cash balances, preparing income and expense budgets, and explaining budget variances.

BOMA Energy Efficiency Program: Building an Energy Performance Awareness Program Webinar. (August 7) This essential course presents the key components of an energy awareness program for tenants, owners, brokers and asset managers. The training focuses on how to create an effective awareness program, communicate accomplishments and benefits to key stakeholders, and provides samples and templates for attendees to easily customize. Upon successfully completing this seminar, attendees will be able to create an energy awareness program and maximize communication efforts; create compelling case studies and success stories; and educate owners, tenants, brokers, leasing and sales staff about the benefits of improved energy performance. Air Handling, Water Treatment and Plumbing. (August 20) Learn about climate control for human comfort, the components of HVAC systems and the basics of water treatment and plumbing systems. Through this course, you will gain the skills and knowledge to perform common water tests, maintain air-conditioning systems, maintain water services and inspect portable fire extinguishers.

BOMA Property Management (PM) 201. (August 22) PM 201 is the next step for individuals who have completed BOMA PM 101 or who have more experience in the property management field. This five-day course will be taught over five consecutive weeks and combines classroom-style learning with building tours. Day 1, 8/22, will cover accounting and reporting. Day 2, 8/29, will cover leasing and marketing. Day 3, 9/5, will cover risk management. Day 4, 9/12, will cover emergency planning. Day 5, 9/19, will cover management skills. Foundations of Human Resource Management Seminar. (August 29) Make the most of your management style with the BOMA-Atlanta Human Resources Management seminars. This three-hour seminar provides three hours of Continuing Education Units and will include classroom instruction, a question and answer session, and interactive exercises. The seminar will provide an overview of management and supervision techniques, including what the successful supervisor needs to know, be or have; the company's mission, vision, values, products and work processes; the department and how it relates to other departments; company policies; how to listen and respond effectively; and the behavioral characteristics/attributes of successful supervisors. Participants who complete all five HR seminars will earn a Human Resources Management Certificate from BOMA-Atlanta. 

UPCOMING EVENTS

June BOMA Bash. Sponsored by EPIC Response, Mid America Metals, TrilogyFM and Coast & Valley, the June 5 BOMA Bash will be held at Pappasito's and is an informal social and networking opportunity for property managers, facility managers and building engineers, hosted by a select group of allied member sponsors. There is no charge to attend the event, although advance registration is required. Attendance is limited to the first 80 individuals who register.

BTO Luncheon. (June 5 and 12) BTO quarterly luncheons bring together building engineers and others interested in the technical aspects of properly maintaining commercial properties. Each luncheon includes educational coverage of a topic important to the industry. The June BTO luncheons are sponsored by Scottie's Building Services. Repair, Rebuild, Renew: an Afternoon at the Equitable Building. (July 11) Join us as Judi Sponsel, property manager of the Equitable Building, discusses how she and her vendors worked together in the aftermath of the 2008 Atlanta tornado. The half-day event will feature a tour of the Equitable building, a light lunch on-site and informative presentations from the companies that helped repair, rebuild and renew one of the most remarkable buildings in the Atlanta skyline. August BOMA Luncheon. (August 13) BOMA luncheons are enjoyable and educational. They are also a valuable networking and professional development experience.
