BOMA-Atlanta Launches New Leadership Program. BOMA-Atlanta will be launching a new leadership program in 2008. The program will be open to 20-22 members who are property managers, facility managers and building engineers with management responsibilities. The five-day leadership program will focus on leadership and self-awareness development; time and stress management; negotiation skills; understanding your motivational value system to manage conflict; and creating a motivating work environment. The tuition is anticipated to be $1,175. If you or someone you know may be a good candidate for this program, be sure to include this tuition fee in your budget for 2008. Recycling Now Offered at BOMA-Atlanta. BOMA-Atlanta recently initiated the office's first recycling program for paper, plastic and aluminum. Recycling bins have been placed in the workroom and kitchen areas. To learn more about the environmental issues affecting commercial real estate and today's green building trends, be sure to check out the new issue of Atlanta Office & Commercial magazine, to be mailed mid-August. By creating your own office recycling program and using the helpful information in the magazine, you can help provide for a more sustainable future.  

Georgia Power Rate Filing. Georgia Power recently filed a letter with the Georgia Public Service Commission seeking permission to increase rates by 5.98% (406.7 million) to recover costs for environmental programs, new generation and electric infrastructure to meet growing customer demand for electricity. If the request is approved, the new rates would be effective until January 1, 2008. The company also provided an optional three-year plan, in addition to a traditional one-year rate filing. This plan provides for the same increase in 2008, as well as increases of 2.9% in 2009 and 0.66% in 2010.  The increases in 2009 and 2010 would recover additional environmental costs in those years. UPCOMING EDUCATIONAL COURSES

Real Estate Investment and Finance. (August 22) This course will teach you to take charge of real estate investments in order to maximize the value of property. You will develop knowledge about basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation and life-cycle costing. You will learn to evaluate real estate investments and develop budgets that estimate net operating income. You will study the income capitalization approach and cover property taxation costs and strategies to offset these costs. You will also gain skills to conduct discounted cash flow analysis and calculate net present value and internal rate of return. Course exercises require the basic use of the HP-10Bii financial calculator, which can be purchased for $30-$40 at any office supply store.

Mastering Essentials of Human Resources Management Seminar.  
(September 18) BOMA-Atlanta's first management seminar is designed specially for both new and experienced managers. This seminar will help new managers transition into their managerial role as the leader of a dynamic team, and will help experienced managers increase their skills and knowledge in dealing with today's workforce.

Design Operation and Maintenance II. (September 19) This course provides property and facility managers with the information to make management decisions about various building systems and sites--decisions that will increase occupant safety and comfort while facilitating building efficiency and meeting business goals. You will gain an understanding of electrical systems and lighting, elevator maintenance and modernization, and pest and solid waste management. The course also covers security issues, fire and safety systems, and energy management concerns.

Leasing and Marketing for Property Managers. (September 26) In this course, you will gain the skills needed to successfully lease and market building space under favorable as well as adverse economic conditions. You will learn to conduct targeted market surveys and to develop a marketing plan that will please both the owner and the tenant. Leasing and marketing are also approached in-depth from legal and ethical angles, as well as from a financial standpoint. 

BOMA PM 101. (October 4) Explore the world of property management through Property Management 101, a five-day course taught over five weeks. This dynamic course combines classroom-style learning, interaction with industry professionals, and behind-the-scenes tours of metro-Atlanta buildings. It is designed for assistant property and facility managers and others who are interested in expanding their knowledge of the industry. The Georgia Real Estate Commission has approved this course for 24 hours of Continuing Education Units.

Commercial HVAC--Third Semester. (October 4) The BOMA Technical Organization (BTO) has partnered with Chattahoochee Technical College to offer a Commercial HVAC course for building engineers. This is the third course in the five-semester series. Semester courses are topic-specific and may be taken out of sequence. A certificate of completion will be issued to show attendance and completion of the required material. The classes may be taken in conjunction with SMA classes or any other seminars.

Environmental Health and Safety Issues. (October 10) This course provides you with an overview of the environmental health and safety considerations in building operations. You will learn to develop and manage proactive environmental/ occupational health and safety programs, comply with regulatory standards and guidelines governing facility health and safety issues, and assess when to obtain technical assistance.

Electrical Safety Seminar. (October 30) On any given day, there are between 5 and 10 flash incidents in the United States. BOMA's Electrical Safety Seminar will enable you to improve the safety of your building. Designed for building engineers, property managers and facility managers, the seminar will cover OSHA requirements, safety tips, NFPA regulations and other code requirements. The speaker will be Dave Simans, lead engineer for Power Distribution Service. The seminar is approved for 3 hours of CEUs.

BTO Luncheon. (September 6 and 13) September's BTO luncheons are sponsored by EPIC Response. BOMA Technical Organization (BTO) quarterly luncheons bring together building engineers and others interested in the technical aspects of properly maintaining commercial properties. Each luncheon includes educational coverage of a topic important to the industry. Commercial Real Estate Inspirational Breakfast. (September 12) The Commercial Real Estate Inspirational Breakfast presented by BOMA-Atlanta will be held at the Marriott Perimeter Center Hotel. Ike Reighard will speak on the topic of work-life balance. A former pastor of the North Star Church, Reighard was most recently employed by HomeBanc Mortgage. Event seating is limited, so be sure to register early.

September BOMA Bash. (September 20) Hosted by select allied member sponsors, BOMA Bashes provide an informal social and networking opportunity for property managers, facility managers and building engineers. The September BOMA Bash is sponsored by Walden Security, Spectrum Painting and Superior Commercial Roofing. The bash is open to property managers, facility managers and building engineers. There is no charge to attend the event, although advance registration is required. Attendance is limited to the first 80 individuals who register
