BOMA-Atlanta Wins Award. During the BOMA International convention, BOMA- Atlanta was presented with a communications management award. This marks the second year in a row that BOMA-Atlanta has received a communications management award from BOMA International. The Hurt building in Atlanta also won an important award at the convention. See the sidebar to the right for more information.

BOMA Southern Region Newsletter Online. Keep up with regional BOMA news through the Southern Region's newsletter. The July 6 issue is now available online. Be sure to check out the article on page four that highlights BOMA-Atlanta's work with government affairs.

Experience Exchange Report Now Available. The 2007 Experience Exchange Report (EER) is now available for pre-order from BOMA International. The EER is a valuable tool, offering income and expense comparisons in the commercial real estate industry. BOMA-Atlanta Logo Guidelines Due September 7. Preserving the integrity of the BOMA-Atlanta logo is very important. For your convenience, the logo usage guidelines are now available online. Before using the BOMA logo in your marketing materials, please download the guidelines and fax the guidelines' policy agreement to Laura Kenney at 404-475-9987 by September 7.

UPCOMING EDUCATIONAL COURSES
Click on the course title to register. Dates listed are course start dates. Starting in June, most courses will be held at BOMA-Atlanta's new location on Clairmont Road.

Real Estate Investment and Finance. (August 22) This course will teach you to take charge of real estate investments in order to maximize the value of property. You will develop knowledge about basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation and life-cycle costing. You will learn to evaluate real estate investments and develop budgets that estimate net operating income. You will study the income capitalization approach and cover property taxation costs and strategies to offset these costs. You will also gain skills to conduct discounted cash flow analysis and calculate net present value and internal rate of return. Course exercises require the basic use of the HP-10Bii financial calculator, which can be purchased for $30-$40 at any office supply store.

Mastering Essentials of Human Resources Management Seminar.  
(September 18) BOMA-Atlanta is proud to introduce a new management seminar. Designed for new and experienced managers, the seminar will teach you what the successful supervisor needs to know, be and have. 

Design Operation and Maintenance II. (September 19) This course provides property and facility managers with the information to make management decisions about various building systems and sites--decisions that will increase occupant safety and comfort while facilitating building efficiency and meeting business goals. You will gain an understanding of electrical systems and lighting, elevator maintenance and modernization, and pest and solid waste management. The course also covers security issues, fire and safety systems, and energy management concerns.

Leasing and Marketing for Property Managers. (September 26) In this course, you will gain the skills needed to successfully lease and market building space under favorable as well as adverse economic conditions. You will learn to conduct targeted market surveys and to develop a marketing plan that will please both the owner and the tenant. Leasing and marketing are also approached in-depth from legal and ethical angles, as well as from a financial standpoint. 

UPCOMING EVENTS

August BOMA Luncheon. (August 8) BOMA luncheons are educational and provide valuable networking and professional development experiences. Sponsored by Mid America Metals, the August luncheon features guest speaker David WIlkinson, president/CEO of the Atlanta Police Foundation, who will discuss Operation Shield, an integrated technology that will bridge the communication gap between the Atlanta Police Department and the private and business security communities. The event is free for members and $50 for non-members. Registration is required. There is an additional $25 late registration fee for members and non-members for registrations after August 3.

BOMA-Atlanta Tour of Atlanta. (September 6) This tour will help you gain a better understanding of building operations in Atlanta through information about the direction of new construction in Atlanta (e.g., green buildings, LEED certified buildings) and how older buildings are continually improving to operate efficiently. There will be a bus tour of three properties in Atlanta: one newly constructed building, one older building and one "wild card" building. Each building visit will last one hour. Each property manager will highlight features in his/her building specific to security, elevators, mechanical equipment, landscaping and recycling. 

BTO Luncheon. (September 6 and 13) September's BTO luncheons are sponsored by EPIC Response. BOMA Technical Organization (BTO) quarterly luncheons bring together building engineers and others interested in the technical aspects of properly maintaining commercial properties. Each luncheon includes educational coverage of a topic important to the industry. Commercial Real Estate Inspirational Breakfast. (September 12) The Commercial Real Estate Inspirational Breakfast presented by BOMA-Atlanta will held in September at the Marriott Perimeter Center Hotel. Seating is limited, so please be sure to register early.

September BOMA Bash. (September 20) Hosted by select allied member sponsors, BOMA Bashes provide an informal social and networking opportunity for property managers, facility managers and building engineers. The September BOMA Bash is sponsored by Walden Security, Spectrum Painting and Superior Commercial Roofing. The bash is open to property managers, facility managers and building engineers. There is no charge to attend the event, although advance registration is required. Attendance is limited to the first 80 individuals who register
